8.8 million tourists annually spend $7.4 billion in the Dadeland area. 42% of all Dadeland sales are to tourists of which 61% are foreigners. Dadeland is a major destination for European and Latin American travelers.

Access is available from Kendall Drive, US-1, Dadeland Boulevard & 826 Expressway. In excess of five million cars annually pass the site.

The Downtown Dadeland area is a proven super regional and international shopping destination that boasts the best year round demographics in the state of Florida, with more than 1 million residents in a ten-mile radius. An estimated 8.8 million tourists visit the downtown Kendall area each year and spend $7.4 billion on retail goods, food, lodging and entertainment. Of Miami tourists, 61% are international visitors, with the majority coming from South America, Central America, and the Caribbean. According to studies conducted by the Miami Convention and Visitors Bureau, international tourists spend $25 to $50 more per day than domestic visitors and all of these extra expenditures fall into retail, food and entertainment categories. Tourism, combined with the affluence of the area, makes Miami one of the fastest growing retail markets in the United States. Additionally, Dadeland Mall is one of the top malls in the country with sales in excess of $700 per square foot.

 Experiencing year-round occupancy in the upper 90’s, the Marriott Hotel, is adding an additional 300 rooms to the Dadeland quadrant. Additional office buildings are also being planned.

 The mass transit system, Metrorail, is a major tourist vehicle for bringing South American and Latin travelers from the Brickell area to the downtown Kendall shopping corridor. Metrorail’s Dadeland South stop is adjacent to Downtown at Dadeland. Over 100,000 passengers per month use this station. Metrorail also provides roundtrip transportation for business travelers who live in the Kendall area and work in the major downtown Miami market.

The downtown Kendall area has the highest concentration of disposable income in the county.
